Eno Realty is a property management company whose goal is to personally work with our clients to ensure the continuing profitability of their rental units.  As a turnkey company, we can take care of all matters concerning your property. This covers leasing to maintenance in a timely and economical manner.

General Description 

of Management Services

1. Assist the owner in determining, through market analysis and knowledge, the most effective rental rate and  terms for the property.  

 

 2. When property is vacant, solicit prospects, place advertising, show the property, screen applicants, check background and credit, and confirm employment and past rental history.  

 3. Prepare and execute a Lease Agreement as Agent for the owner.

 

4. Collect and maintain a security deposit and all subsequent rent according to the following policies.  

 

a. Rent is due in advance on the first day of each month.  

 

b. Late notice is delivered if rent is not paid by the sixth day of each month.  

c. Suit is filed in Durham county Small Claims Court if rent is not paid by the 16th day of each month. As agent, we appear in court to represent the owner’s interest.  

 

d. Should eviction proceedings be necessary, we follow through with the Durham County Sheriff’s Department to see that the tenant’s personal property is removed from the owners property or the property is padlocked.  

 

 5. Pay out all expenses relative to the property when funds are available, including mortgage payments if the owner wishes.  

 

 6. At the end of each month, send a written report and rental proceeds to the owner, after deducting expenses, if any, and management fee. Specialized reports are available.   

 

7. Receive and respond to all tenant inquires, comments and complaints.  

 

8. Oversee and/or perform maintenance and repair needs to the property (the cost of which is paid by the owner).   

               
 9. Inspect property periodically for deferred maintenance, unreported damage, or abuse by the tenant.  

10. Prepare property to rent when a tenant vacates in order to make the property ready for a new tenant in the shortest possible time to minimize lost rent. (Costs of painting, cleaning, or otherwise preparing a property for rental are paid by the owner.)
